Our team of professionals have been involved in many complex purchase, sale and lease transactions across the country. We work directly with our clients' finance and accounting departments to understand the organization's preferred financial analysis methods and reporting formats in order to make decision-making at all levels swift and concise for the most beneficial real estate transactions.
We analyze market trends and specific market information to assist in determining the best market positioning along with the alternatives for our clients. This market research is incorporated into the transaction process to achieve the assignment goals.
We look at all of the alternatives through our in-depth research, so that no alternative is overlooked ~ while we determine the motivation of the owners and lenders and, if appropriate, ensure the efficient management of the project.
We work with our clients' advisors to reduce their overall costs by identifying and negotiating the highest level of government incentives (both state and local) applicable to their business and residency. The ProTen Realty Group Team has been on several panels (sponsored by various government groups) in this area.
Our team negotiates each document as carefully and aggressively as the financial factors, since it is the lease that becomes the historical record of the transaction. ProTen produces a "pro-tenant" document for every lease we negotiate for a user.
Our brokers work closely with the client and its attorney to provide a comprehensive and exacting review and critique of every document, whether it be a lease, purchase and sale agreement, partnership agreement, work-letter, amendment, sublease or loan document. Our in-depth knowledge of leases allows us to not only comment and change what is there, but more importantly to add what is missing.
