Build-to-Suit, Approximately 260,000 RSF, Lease

 

Situation:

Our client's lease was expiring, and our client was examining the Metro market for a new location for headquarters. The existing location was not an option, as the client had outgrown those facilities.

Approach

Conducting a wide search of the market, we developed a market survey which covered the existing buildings as well as land sites and potential redevelopments. We included local government municipalities because of the scope of the project.

Solution

We helped our client purchase a redevelopment site at below cost, and then we orchestrated a competitive bidding process for fee developers. Our client received multiple government incentives. Further, our client used bondable financing which resulted in our client's rental rate being significantly below market for a new building.
